137 unit two-story garden style town-homes located in Winston-Salem, North Carolina. This complex presents a massive value-add opportunity. Our improvement plan will include a full grounds refresh, power washing of the buildings, new LED lighting, all new sign package, security cameras and upgrades to the existing pool area, a new dog park and 2 new picnic areas. We are projected to close by the end of May 2018.

232 Units in Morrow, Georgia. Our capital improvement and amenities upgrade plan has begun. We will bring rents to market rate and bring the property to a B level complex.

Tibet Portfolio

The Tibet Portfolio consists of 2 properties operating as one. Willow Tree with 58 units and Stratford Arms with 51 units. This is a solid B complex which after our aggressive Cap X plan will be a B+ property.

Main Street Apartments

Forest Park, Georgia

We closed on Main Street Apartments, a 32 Unit complex in August 2017. This is our most recent acquisition. Our management team has started the clean up and capital improvement plan. Rents will be brought up to market as units are newly leased or upon renewals. It was built in 1967 and is sits on a 2.81-acre lot 12 miles south of downtown Atlanta. Main Street Apartments offers a desirable 2 bedroom/1 bathroom garden style living space measuring 750 square feet per unit. Onsite amenities include: air conditioning and heating, playground and laundry facilities. As you can see, Main Street Apartments are a 5-minute drive from our current Pleasant Acres Apartments and 10 minutes from Willow Park Apartments. We are currently receiving market rent of $650 for a 650 sq. ft. 2 bedroom unit at a less desirable community with no amenities. We have proven the market in this area and are confidant that we can achieve the same market rents if not more at Main Street because it is a better community with nicer amenities. SMP will also manage this apartment community for us and many others in the area.

Our 1st property in the Savannah market. A 92 unit complex on 9 acres that has huge upside potential. Our management team is aggressively working on our capital improvement plan and bringing rents to market rates.

Woodlawn Apartments

Winston-Salem, NC

All 19 of the vacant units have been renovated to our standards. We have completed the new LED lighting package on the exteriors of the buildings, the new dumpster corrals have been installed, and the landscaping has been cleaned up to enhance the curb appeal of the property.

Willow Park

Forest Park, GA

Purchased in August 2016 a 108 unit community consisting of 14 buildings on 9.72 acres. We have completed a major capital and economic improvement plan over the past 6 months and will the property will continue to improve each month.

Charlotte, North Carolina

Purchased in December 2015, A 44 unit garden style apartment complex consists of twenty-eight 2BR/1BA units, and sixteen 1BR/1BA units, with a total rentable square footage of 27,400 sq. ft. We are currently achieving a higher average income per unit then we had projected. Once we are stabilized over the next few months, we should start exceeding initial returns.

Purchased in June 2015, this 48 unit garden style apartment Complex consists of 6 one bedroom, 34 two bedroom, and 8 three bedroom units with a total rentable square feet of 55,440. The Property is currently under rented and under capitalized. The property is 10 miles east of downtown Columbus with easy access to I-270 and Route 40.
The property is currently stabilized with only 2 vacants. All of our Capital Improvement items have been completed. Management has taken the property to levels we expected and will show great numbers for a potential sale.

44 Unit Apartment Complex

Atlanta, GA

Purchased in June 2015, This 44 unit apartment complex consists of all 2 BR units. Located just 12 minutes from Hartsfield-Jackson Atlanta International Airport and 12 Miles form downtown Atlanta. The property is currently 98% occupied and have again increased our leasing criteria to reduce turnover. We will continue to increase income and reduce expenses.

Archwood Portfolio

Cleveland, Ohio

Purchased in September 2014, Archwood Portfolio is 2 buildings, each consisting of 22 units. The buildings are across the street from one another in the Brooklyn area of Cleveland. The property is in an excellent location, just 8 minutes from downtown Cleveland and easy access to I-71. While the buildings are currently all 1 bedroom and studio apartments, there is an opportunity to renovate some of the larger one bedroom units into 2 bedroom units to increase monthly cash flow. Over the past 27 months, we have completed a full interior and exterior renovation and became fully occupied by Dec 2015.
